Search for Shamal El Rehab's figures and you'll find a mess: one site says 10 neighborhoods, another says 13, area figures contradict each other, and information has been copied back and forth for years without anyone checking. This page exists to be the reference that corrects that: every figure here comes either from an official source or from documented market data, and where we aren't certain, we'll tell you we aren't certain. That's the only way to build a reference worth the name.

Settling the "how many neighborhoods" question

The circulating answers range from "10 neighborhoods, A to J" to "13 neighborhoods", and both get published without evidence. What we can prove from actual documents: the confirmed sales lists in our hands contain plots in neighborhoods D, E, F, H, I, L and M, so the lettering definitively runs past J, which makes the ten-neighborhood account incomplete at minimum. Is it exactly 13? Possible, but we don't hold an official document settling it, so we won't claim to have settled it. That's the difference between a reference and repeated hearsay. (Detail on each neighborhood and its figures in the neighborhoods guide.)

The figures that actually change your decision

Density: why "ground plus three" is the area's most important number

Run the arithmetic: an 8-apartment building on a plot of the common sizes here, against a 40+ apartment tower on a comparable footprint elsewhere. That low density isn't an aesthetic luxury, it's what decides how congested your streets are, whether there's enough parking, and how much pressure the services carry once the area fills. And it's protected by binding requirements rather than a developer's promise, as we explain in our honest assessment of the area.

Prices: one documented range

From 170 units genuinely on offer (April 2026): EGP 16,900 to 30,000 per sqm, apartments from 2.58 to 6.09 million, sizes from 118 to 210 sqm. The full plot-by-plot table is in the price per sqm article, and it's kept current on the prices page.

Distances: the geography in minutes

Rehab's gates 5 to 10 minutes, Heliopolis 10 to 15, the New Administrative Capital 20 to 25. Full detail with entrances in the location article.

The circulating numbers questions, answered briefly and sourced

How many feddans is Shamal El Rehab? About 705, per the circulated release data. How many buildings? The circulated figure is around 1,750, and it's an estimate. How many apartments per building? Eight typically, two on each of four levels. Are there towers? No. The requirements prohibit them, and that's the core of the area's identity.

Why do the figures contradict each other at all?

For three reasons we see repeatedly: sites copying one another without going back to the source; confusion between figures from different release phases (the area was released in stages); and confusion between Shamal El Rehab and its neighbors (Beit El Watan and the extensions) in hastily written articles. Our only remedy: cite the source for every figure, and update this page whenever new official data appears. Its latest update is the publication date shown above.

Build on these figures

If the numbers have you interested, the logical path is: choose your neighborhoodwork out the real costgo through the pre-contract checklist. And if you're still comparing areas, start from the Beit El Watan comparison.

Frequently asked questions

How many feddans is Shamal El Rehab?

About 705 feddans according to the officially circulated release data, which makes it clearly smaller than neighboring Beit El Watan and more uniform in its stage of development.

How many apartments are there in a Shamal El Rehab building?

Eight typically: ground floor plus three, at two apartments per level, under the binding building requirements of the New Urban Communities Authority.

Are there towers in Shamal El Rehab?

No. The building requirements prohibit anything above ground plus three, and that binding limit is the core of the area's low-density identity.

How many neighborhoods does Shamal El Rehab really have?

The actual documents (sales lists with plots in neighborhoods reaching the letter M) prove the common ten-neighborhood account is incomplete. The figure of 13 circulates, but we hold no official document settling it, so we don't claim to have settled it.
