The biggest mistake buyers make in Shamal El Rehab is treating it as one area with one price. In reality it's a set of lettered neighborhoods, each with its own price, readiness and character, and the gap between one and another passes 70% per sqm. This guide shows you those gaps in actual figures from confirmed sales lists, so that when you hear "a plot in F" or "a ground floor in H" you know immediately which price level and which stage of construction you're talking about.

First: how is Shamal El Rehab divided?

The area is planned as residential neighborhoods, each marked with a Latin letter, and each neighborhood is divided into numbered land plots (like F-48 or H-7), with its own services zone and green space built into the plan. You'll find sources online saying "10 neighborhoods, A to J" and others saying 13. The practical evidence we hold settles part of that argument: the actual sales lists we examined contain plots in neighborhoods reaching the letter M, so the lettering runs past the J cited in some sources. (More on the area's size and official figures in Shamal El Rehab in numbers.)

The general rule of orientation: neighborhoods closer to Rehab City and the Suez Road moved first, the ones deeper north are newer, and the prices tell that story plainly.

The neighborhoods in numbers: who sits where on the ladder?

From actual sales lists dated April 2026 (170 units across 17 plots), this is the ladder from cheapest to dearest:

NeighborhoodRecorded price per sqmWhat it means in practice
D18,500 to 22,500Cheapest entry on record, early stage, wide repricing runway
L16,900 to 25,000Holds the cheapest sqm in the whole market. For the patient
I19,800 to 28,000Mid-ladder, a balance of price and progress
E23,200 to 28,000A tight, relatively stable range
F17,750 to 30,000The widest range. Holds both bargains and premium plots. Choose carefully
M20,800 to 26,000A broad range with large units up to 210 sqm
H24,000 to 30,000Systematically the priciest, closest to completion and services

Two important notes on this table. First, these are the neighborhoods we currently hold live listing data for. The remaining letters exist in the master plan, but we have no documented price lists for them and we won't invent figures. Second, the wide range inside a single neighborhood (F, for instance) comes from differences in floor and plot: a ground floor with garden on a prime plot is not a typical floor on an interior one. We break those price factors down fully in the price per sqm article.

How to choose your neighborhood: three clear strategies

The "closest to ready" play: H and around it

If you intend to move in soon and want the least time living among building sites, the higher-priced neighborhoods are in practice the more finished ones. The market prices progress. You'll pay more per sqm, but you'll cut years off the wait. This is the right fit for personal use in the near term.

The "opportunity" play: D and L

The cheapest sqm in the market means the longest wait, but also the most room to grow. If your horizon is four to five years and your goal is primarily investment, this is where you buy the area's future at a discount. Read our investment analysis for Shamal El Rehab first so you can run the numbers properly.

The "smart middle" play: I, E and selected plots in F

A reasonable price with tangible progress. The best balance for most buyers who want to move in within two or three years and aren't prepared to pay H's full premium.

Before you commit: three things to do in the neighborhood itself

1) Visit on a working day. See the density of construction with your own eyes. Photos lie; a visit doesn't. 2) Ask about the plot's neighbors. Your plot may be finished while the one beside you is still being excavated, and what surrounds you decides the quality of your first two years. 3) Compare the plot's price against our table. If someone offers you a sqm in D at H's price, you have written evidence to negotiate with. That's exactly what our updated prices page is for.

The next step

Once you've settled on a neighborhood or narrowed it down, look through the projects currently on offer filtered by price, and before signing anything take a pass through our pre-contract guide. It covers the clauses people discover too late, at real cost.

Frequently asked questions

How many neighborhoods does Shamal El Rehab have?

Circulating sources disagree, putting it at 10 or 13, but the actual sales lists we examined include plots in neighborhoods reaching the letter M, meaning the lettering runs past the first ten cited in some sources.

Which is the cheapest neighborhood in Shamal El Rehab?

From the recorded data (April 2026): neighborhood L holds the cheapest sqm on record at EGP 16,900, and neighborhood D has the lowest overall range at 18,500 to 22,500. Both are at an early stage of construction.

Which neighborhood is best if I want to move in soon?

The higher-priced neighborhoods are in practice the more finished ones, led by H at EGP 24,000 to 30,000 per sqm. You pay more in exchange for cutting years of living among building sites.

Why do prices differ within a single neighborhood?

Because of the floor (a ground floor with garden runs up to EGP 5,000 per sqm above a typical floor) and where the plot sits. A plot on a main street or near the services zone prices above an interior one.
